First HOA Meeting of 2020

Hi Everyone,
Our annual HOA meeting was held this morning from 10am – 11:30am.  We only had 6 homeowners attend, which is a disappointing turnout – hopefully we can improve on this turnout for future meetings, or we will need to transition the HOA over to outside management and substantially increase our annual dues.  We really need the participation and help of all members of our community!
Please note that today is the last day to turn in 2020 HOA dues of $150 without incurring a $20 late fee!  Please put your dues check in the mailbox of 292 Grand Manor Drive or Zelle your payment to 225-241-4383.  Any dues received after 2/15 should include the $20 late fee ($170 total).

Architecture –  Shirl Cusick, Kathi Urban, Eddie Concha

Issues Discussed and Action Items;

  • Only 6 homeowners showed up – we need more participation or we will move management to outside company and daily HOA dues will increase dramatically. 
  • Homeowners would like to replace wooden fence at entrance to GM. Expected budget is $3,500 – $4,000 for a new wooden fence
    • Fence will either be painted white or stained
    • Action Item: Shirl Cusick will be getting quotes for the new fence
  • Homeowners would like to update the flowers/bushes at the front of GM, so that they are evergreen.
    • Decision was made to get bed at front of GM tilled and have rose bushes installed.
    • Action Item: Hamid Lavassani to get roses quoted and installed and have Roberto install and till
  • Homeowners would like for front gate to be decorated for holidays throughout the year.
    • Action Item: Shirl Cusick to be in charge of decorations for holidays
      • Humphrey Urban and Scott Mannear to assist as needed
      • Any homeowners who have old HOA decorations, please reply to this email with what you currently have.
  • Some Homeowners may want to replace their mailboxes
    • Action Item: Shirl Cusick will see if she can find contact information for company that can replace any mailboxes for interested homeowners.
  • Homeowners want to explore unifying our garbage/recycling services for all homes in the neighborhood in order to reduce cost and only have one day of garbage pickup for the neighborhood
    • Action Item: Hamid Lavassani to get quote from Custom Disposal
  • Homeowners would like to have a “Dead End” sign added to front of neighborhood to discourage through traffic.
    • Action Item: Aaron Villarreal will get Cobb DOT to get sign installed

General Announcements:

  • Solar Panels – if anyone plans to install solar panels on their homes, please ensure installation is cleared with our Architectural Committee before installing.

  • Let’s keep our neighborhood safe!
    • Please don’t leave ladders out, which could be used for break-ins on your second floor. 
    • Please keep outdoor lights on during the night to ensure a bright space, which will discourage our homes from being targeted from crime
    • Please keep your speed below the speed limit in our neighborhood – we have a lot of kids in the neighborhood now
    • If you see something suspicious, please report it immediately to local law enforcement and your neighbors
